Hot Summer Real Estate Trends

What Buyers and Sellers Need to Know

As temperatures rise, so does the activity in the real estate market. Summer is a popular season for buying and selling homes, and 2023 is no exception. With the housing market continually changing, it is critical for both buyers and sellers to remain up to date on the current trends. We’ll delve into hot summer real estate trends and provide valuable insights for buyers and sellers alike. Whether you’re looking to purchase your dream home or sell your property for top dollar, understanding these trends will give you a competitive edge in the summer market.

Continued High Demand

The summer of 2023 is witnessing a continuation of the high demand for properties. A growing population and an improving economy have resulted in a competitive buying environment. Buyers can expect multiple offers and quick property turnover if their property is priced correctly – which is why having a realtor is important. It’s crucial for prospective buyers to be prepared, pre-approved, and ready to act swiftly when their ideal property becomes available.

Emphasis on Outdoor Spaces

With warmer weather inviting people outdoors, buyers are increasingly seeking homes with exceptional outdoor living spaces. Properties with well-maintained yards, spacious decks, patios, and lush gardens are in high demand. Sellers can leverage this trend by enhancing their outdoor areas to attract buyers and potentially increase their home’s value.

Smart Home Technology

The integration of smart home technology is another prominent trend in the real estate market. Buyers are seeking properties equipped with smart thermostats, security systems, lighting controls, and more. Sellers can invest in these technologies to make their homes more appealing and modern, thus attracting tech-savvy buyers.

Work-From-Home-Friendly Features

As remote work becomes more prevalent, the demand for home offices and flexible workspaces is surging. Buyers are looking for properties that offer designated work areas, such as spare rooms, dens, or converted spaces. Sellers can stage their homes to highlight the potential for work-from-home setups, appealing to a broader range of buyers.

Sustainable and Energy-Efficient Homes

Eco-consciousness is influencing the real estate market, with buyers showing a strong preference for sustainable and energy-efficient homes. Properties with solar panels, energy-efficient windows, and water-saving features are gaining popularity. Sellers can consider making environmentally friendly upgrades to attract environmentally conscious buyers.

Urban Flight and Suburban Demand

The pandemic has sparked a trend of urban flight, with buyers seeking larger homes and more open spaces in suburban and rural areas. The desire for a quieter and less crowded lifestyle has driven demand in these regions. Sellers in cities, on the other hand, may need to modify their strategy to cater to a potentially smaller pool of buyers.

Bottom Line

The summer of 2023 presents an exciting and competitive real estate market with a strong emphasis on outdoor spaces, smart home technology, work-from-home-friendly features, sustainability, and shifting preferences between urban and suburban living. For both buyers and sellers, being proactive and understanding these trends is essential to navigate this dynamic season successfully.

To further enhance your real estate journey, enlisting the expertise of a reliable realtor is invaluable. A skilled real estate agent can provide expert guidance, in-depth market knowledge, and access to exclusive listings, making the process of buying or selling a property smoother and more efficient. Their insights into local market conditions and negotiation skills can help you secure the best deal, whether you’re a buyer seeking your dream home or a seller aiming to achieve top dollar for your property.

By staying well-informed about the current trends and partnering with a professional realtor, you’ll be well-equipped to make informed decisions and capitalize on the opportunities presented in the summer real estate market. With their support, you can navigate the complexities of the market with confidence, ultimately achieving your real estate goals and enjoying a successful and rewarding experience.

The Importance of Location

A Guide to Buying Your Dream Summer Home

As summer approaches, the allure of owning a seasonal property becomes increasingly enticing. A summer home offers a refreshing retreat, providing leisure, recreation, and the opportunity to create cherished memories with family and friends. However, purchasing a seasonal property is a significant investment that requires careful consideration. One crucial factor that can make or break your summer experience is the location. We’ll explore the importance of location and why it is paramount when buying a summer home as well as how it can impact your enjoyment, property value, and potential rental income.

Proximity to Desirable Summer Destinations

When searching for your dream summer home, the first aspect to consider is its proximity to desirable summer destinations. Whether you envision spending lazy days on the beach, exploring serene lakes, hiking through scenic mountains, or enjoying recreational areas, a prime location will elevate your summer living experience. Being close to these sought-after destinations means you can easily indulge in your favorite activities and make the most of the warm season.

Convenience of Nearby Amenities

Apart from the natural attractions, the convenience of nearby amenities is equally important. Consider the accessibility to restaurants, shopping centers, and medical facilities in the vicinity. Having essential amenities nearby ensures a seamless summer experience, as you won’t have to travel far for groceries, dining options, or medical assistance. Additionally, having these amenities close by can be a significant selling point if you decide to rent out your property during the offseason, attracting potential renters looking for convenience and comfort.

Enhanced Property Value and Rental Income Potential

Investing in a summer home with a prime location goes beyond personal enjoyment; it can also have a substantial impact on your property’s value and potential rental income. A desirable location is a strong driver of property appreciation over time. As demand increases for homes in popular summer destinations, the value of your property is likely to rise, offering a potentially lucrative investment opportunity.

Furthermore, if you decide to rent out your vacation home during the offseason, a well-located property will attract more renters. Vacationers are drawn to convenient and easily accessible locations close to attractions and amenities. You may make extra money and partially offset the expenditures of owning a second home by renting out your property for brief periods of time while you’re not actively using it.

Bottom Line

When purchasing a summer home, the old real estate adage, “Location, location, location,” holds true. A well-chosen location will not only enhance your enjoyment but also contribute to the property’s value and potential rental income. Consider the proximity to desirable summer destinations, nearby amenities, and the convenience factor when exploring potential properties. By selecting a prime location, you can create an idyllic summer retreat that becomes a cherished getaway for years to come while also making a wise investment in your financial future. So, embark on your search for the perfect summer home, and let location be the guiding star of your decision-making process.

Fort Brewery – Fort Worth, TX

Fort Brewery

We discovered Fort Brewing last month (at the end of June 2023). Not only are they a thriving craft brewery in the heart of Fort Worth, TX, they have an extensive wine list as well. They have a great taproom as well as a large dog-friendly patio. My friend and I enjoyed the beer and wine, and the food was AMAZING! After working hard to install a sign in Crowley, Fort Brewing was just what the doctor ordered!

Fort Brewery

Founded in 2018, Fort Brewery emerged under the visionary leadership of owners Will Churchill and Corrie Watson. Their mission was to introduce the community to an outstanding craft beer experience, complemented by delectable cuisine, fine wine selections, and exceptional live entertainment. Fort Brewery is renowned for creating an inviting atmosphere that fosters togetherness, embracing a lively and relaxed ambiance suitable for individuals of all ages. Their commitment lies in cherishing the people, nurturing their collective passion, and fostering the bonds of friendship that contribute to the greatness of their beloved city.

Summer Home Buying Guide

What to Look for in a Seasonal Property

Summer Home Buying Guide: What to Look for in a Seasonal Property

As summer approaches, the idea of owning a seasonal property becomes increasingly enticing. A summer house provides a refreshing retreat, giving leisure, recreation, and the opportunity to make memorable memories with family and friends. However, purchasing a seasonal property is a significant investment that requires careful consideration. By understanding what to look for, you can make an informed decision and find the perfect seasonal property that meets your needs and ensures endless summers of enjoyment. Our Summer Home Buying Guide contains some key aspects to consider when buying a vacation house.

Location, Location, Location

When it comes to buying a summer home, location is paramount. Consider the proximity to desirable summer destinations, such as beaches, lakes, mountains, or recreational areas. Consider the property’s convenience of nearby amenities such as restaurants, shopping centers, and medical facilities. A prime location will not only enhance your enjoyment but also contribute to the property’s value and potential rental income if you choose to rent it out during the offseason.

Climate and Weather

The climate and weather of the area should align with your preferences and the activities you plan to enjoy during the summer months. Research the average temperatures, rainfall, and humidity levels throughout the summer season. Determine if the region experiences extreme weather conditions or if there are any specific weather-related considerations to keep in mind. Choosing a location with a climate that suits your desired summer lifestyle will ensure you can make the most of your seasonal property.

Property Size and Maintenance

Consider the size of the property and the amount of maintenance required. A smaller property may be easier to maintain but could limit your space for outdoor activities and hosting guests. Evaluate your willingness to invest time and effort into maintenance tasks, such as lawn care, landscaping, and seasonal property preparations. Alternatively, you may opt for a property within a well-maintained community or resort that handles maintenance services, allowing you to focus solely on enjoying your summer retreat.

Amenities and Recreational Activities

Assess the amenities and recreational activities available in and around the property. Depending on your interests, you could want access to a private or community pool, tennis courts, hiking trails, or water sports facilities. Take into account whether there are any attractions and activities in the area that fit your interests, such as golf courses, boating and fishing areas, or places of culture and entertainment. Having a range of options for outdoor pursuits will enhance your summer experience and provide entertainment for yourself and your guests.

Investment Potential

While your primary goal may be personal enjoyment, it is also crucial to consider the property’s economic possibilities. Research the real estate market trends in the area and consult with a local real estate agent to understand the property’s potential for appreciation. If you’re open to renting out the property during the offseason, consider the rental demand, regulations, and expected rental income. A summer home that holds its value or offers income-generating opportunities can provide additional financial benefits and justify the investment.

Bottom Line

Purchasing a seasonal property requires careful consideration of various factors to ensure it becomes the perfect summer retreat. By focusing on location, climate, property size, amenities, recreational activities, and investment potential, you can make an informed decision that aligns with your lifestyle and goals. A well-chosen summer house will give unlimited opportunity for relaxation, enjoyment, and the creation of cherished memories for years to come.

Creating an Outdoor Oasis

Transforming Your Yard for Summer Living

Creating an Outdoor Oasis: Transforming Your Yard for Summer Living

Many homeowners look forward to unwinding outside, soaking up the sun, and breathing in the fresh air throughout the summer. Making your yard into a lovely outdoor paradise is one of the finest ways to take advantage of the season. Whether you want to entertain guests, relax, or just increase the value of your home, establishing a lovely and useful outside space may make a big impact. Here are a few essential tips and suggestions to assist you in creating an outdoor oasis out of your existing yard for the summer.

Define Your Outdoor Vision

Imagine how you want your yard to look and function before you start to build your outdoor oasis. Take into account your way of life and your favorite pastimes. Do you see a lively space for entertaining guests, a tranquil sanctuary for relaxation, or anything in between? Setting clear objectives can help influence your design decisions and ensure the finished product reflects your unique tastes and style.

Plan Your Layout

After you’ve developed a clear vision, it’s important to determine how your outside space will be organized. The size and layout of your yard, as well as anything that you want to add or modify, should all be considered. Think about designing distinct areas, such as a dining space, a seating area, and perhaps even a warm fire pit or a calming water feature. Make sure each area is both useful and aesthetically pleasing by paying attention to the flow and accessibility of each area.

Embrace Greenery and Landscaping

Nothing transforms a yard like lush greenery and carefully curated landscaping. Planting trees, flowers, and shrubs not only adds beauty but also provides shade and privacy. Choose a variety of plants that thrive in your climate and are low-maintenance, so you can enjoy your oasis without excessive upkeep. Consider incorporating raised garden beds or vertical gardens to add a touch of freshness and color. Don’t forget to maintain your lawn regularly, ensuring it’s vibrant and healthy.

Create Comfortable Outdoor Living Spaces

Invest in quality outdoor furniture that is durable, comfortable, and weather-resistant. Opt for pieces that suit your desired atmosphere, whether it’s sleek and modern or cozy and rustic. Arrange seating areas strategically, taking advantage of natural focal points such as a garden view or a stunning sunset. Incorporate stylish and functional accessories like outdoor rugs, throw pillows, and patio umbrellas to add comfort and style.

Install Outdoor Lighting

Extend the usability of your outdoor oasis into the evening hours with well-planned lighting. Illuminate pathways and highlight key features with pathway lights, accent lights, and spotlights. Hang string lights or install lanterns for a magical ambiance. Consider adding a focal point like a statement chandelier or fire torches for dramatic effect. Outdoor lighting not only enhances safety but also creates an inviting and enchanting atmosphere for nighttime gatherings.

Incorporate Entertainment and Cooking Facilities

Make your outdoor oasis a hub for entertainment by incorporating amenities such as a barbecue grill, outdoor kitchen, or a built-in bar. These additions allow you to host memorable summer parties and cookouts, where you can effortlessly whip up delicious meals while enjoying the company of your guests. Consider adding a versatile outdoor speaker system to provide background music and create a lively atmosphere.

Bottom Line

Transforming your yard into an outdoor oasis is a rewarding investment that will elevate your summer living experience and add value to your property. By envisioning your ideal outdoor space, planning the layout, embracing greenery, creating comfortable living areas, installing lighting, and incorporating entertainment and cooking facilities, you can create a stunning oasis that suits your needs and personal style. You may experience the beauty and tranquility of the great outdoors in your own backyard with some careful planning and imagination.

Empowerment Over Money with Lisa Marie Robinson

Empowerment Over Money with Lisa Marie Robinson

In this episode, I’m back with Lisa Marie Robinson, The Sassy Wealth Coach, about empowerment over money. Lisa has over 20 years of experience in accounting – helping women manage their money with confidence to feel empowered. After surviving a tumultuous childhood filled with addiction, theft, and violence, she made it her mission to help women break free from poverty, struggle, and pain. She teaches her clients how to take control of their finances and make mindful decisions that will full their growth and prosperity.

In the week prior to recording this episode, her car was vandalized. “Life happens, and sometimes she’s a bitch.” Instead of focusing on the many negative aspects that came along with this, Lisa instead told herself to look at this as a learning experience, allowing her to change some things so, in case this happens again, she won’t have as difficult a time going forward.

“When we are empowered by our money, we’re able to make decisions, whether it’s to grow our business or go on vacation, whatever it is, we’re able to make better decisions because we know what’s going on with our money.”

There’s a way out if you’re experiencing difficulties with empowering yourself over your money, and Lisa Marie can help you get there, you just have to be willing to do the work. To get in contact with her, use any of the methods listed below.
